Choosing the Right Floorplan for a Modular Building

When choosing the right floor plan for a modular building, the first thing to consider is how the modular building will be used. The ideal layout for an office will be very different from one designed for residential living (modular house), storage (shed), staff accommodation, a showroom, an office or a workshop.
For an office or a showroom, you may want to prioritise open work areas, private rooms, meeting spaces, storage, natural light and convenient access to amenities. For a residential modular house, bedroom sizes, kitchen layout, bathroom access, privacy, storage and comfortable living areas become more important. For storage purposes, the focus may instead be on maximising usable floor area, providing wide access points and keeping the internal layout simple and practical.
The number of people using the building should also influence the floor plan. A small office for two people may only require one open workspace, while a larger team may need separate offices, a meeting room and staff facilities. Similarly, a residential building for one person will have very different requirements from a family home.
You should also consider the size and shape of the site. Available space, setbacks, access for delivery, nearby buildings, trees, powerlines and the location of existing services can all affect which modular building layout will work best.
Orientation is another important factor. Windows, entrances and outdoor areas should be positioned to make the most of natural light, views and ventilation where possible. For residential buildings in Australia, the orientation of living areas can also have a significant impact on comfort and energy efficiency.
Finally, think about your future needs. A modular building that works for you today should ideally remain practical as your requirements change. Choosing a flexible layout can make it easier to convert a room into an office, add storage, accommodate additional staff or change the way the building is used later.
