A Smarter Way to Build in Victoria: Prefab Modular Homes

A Smarter Way to Build in Victoria: Prefab Modular Homes

More Victorian homeowners are discovering a faster, more flexible alternative to traditional on-site construction.

💡 The answer: prefab modular homes

Whether you are planning a new primary residence, a granny flat, a second dwelling or additional accommodation on a rural property, modular construction can provide a more efficient pathway from design to completion.

Instead of completing every stage of construction outdoors at the property, much of a modular home is manufactured off site in a controlled production environment. This helps reduce exposure to weather delays, improve quality control and shorten the amount of construction activity required on your land.

At Wingspace Modular Homes, we provide modular housing solutions for suburban and regional properties across Victoria. Our homes can be customised to suit different blocks, budgets and living requirements.

What Is a Prefab Modular Home?

A prefab modular home is manufactured in one or more sections away from the project site. Once the modules are substantially complete, they are transported to the property, positioned on the prepared foundations and completed on site.

For homes requiring Class 1a approval, the building must follow the applicable planning, building and certification requirements, just like a conventionally constructed home.

How does the process work?

1. Site assessment and preliminary planning

The process begins with understanding the property, including site access, existing services, planning controls, ground conditions and the proposed location of the home.

2. Design and approvals

The floor plan, specifications and finishes are confirmed. Depending on the property and intended use, the project may require building approval, planning approval, engineering documentation and other site-specific reports.

3. Off-site manufacturing

The modular home is manufactured in a controlled production environment. Components and finishes can be inspected at different stages to support consistent quality.

4. Site preparation

While the home is being manufactured, eligible site preparation can be coordinated separately. This may include foundations, service planning and access preparation.

5. Delivery and installation

The completed modules are transported to the property and positioned on the prepared foundations. A crane may be required depending on the home, site access and installation method.

6. On-site completion

The final stage may include joining modules, completing external and internal finishes, connecting services and arranging the required inspections and certification.

Why More Victorians Are Choosing Modular Homes

Modular construction is suitable for a wide variety of projects, from compact backyard dwellings to larger family homes.

✔ Faster and more efficient construction

Because much of the home is manufactured off site, certain factory and on-site activities may be completed at the same time. This can reduce the overall construction period compared with many conventional building methods.

Actual timeframes depend on the design, approval requirements, site conditions, manufacturing schedule and availability of contractors.

✔ Controlled manufacturing conditions

Constructing the home in a dedicated production environment reduces exposure to rain, wind and other changing site conditions. It also allows materials, measurements and workmanship to be checked throughout the manufacturing process.

✔ Greater visibility over project costs

Wingspace provides a detailed project scope so clients can understand what is included and which items may involve additional costs.

Final pricing depends on factors such as:

  • The size and design of the home
  • The selected fixtures and finishes
  • Site access and ground conditions
  • Foundations and engineering requirements
  • Transportation and crane requirements
  • Planning and building approvals
  • Water, wastewater and electricity connections
  • Bushfire, flooding or other property overlays

A thorough site assessment is important before the final project price can be confirmed.

✔ Assistance with approvals and project coordination

For eligible Class 1a projects, Wingspace can coordinate the required consultants, documentation and approval process as part of the agreed project scope.

Every property is different. Planning requirements, building requirements and site-specific assessments must be confirmed before construction begins.

✔ Flexible floor plans and finishes

Clients can choose from available floor plans or discuss modifications based on their block and lifestyle.

Depending on the selected model, customisation may include:

  • Bedroom and bathroom configuration
  • Kitchen layout and cabinetry
  • Internal and external colours
  • Flooring and wall finishes
  • Windows and doors
  • Roof design
  • Verandas and outdoor living areas
  • Fixtures, appliances and storage options

✔ Less construction activity on site

Because much of the work takes place off site, the period of intensive construction activity at the property can be considerably shorter. This may mean less noise, traffic, waste and disruption for the household and surrounding neighbours.

✔ Efficient use of materials

Factory production allows materials to be measured and prepared in an organised environment. This can help reduce unnecessary waste and make it easier to manage and reuse suitable offcuts.

✔ Solutions for suburban and regional properties

Modular homes can be considered for urban backyards, established residential properties, farms and regional blocks.

Challenging access, sloping land and remote locations may require additional engineering, transport planning or lifting equipment, but these factors can be assessed during the preliminary stage.

✔ Bushfire considerations

If a property is located in a bushfire-prone area, the project may require a Bushfire Attack Level assessment and additional construction measures.

For an approved residential project, the home must be designed and constructed to meet the applicable BAL and building requirements identified for the site.
